In today’s conversation, you’ll hear from Brad Larsen. Brad is the owner of RentWerx, one of the fastest-growing property management companies in the San Antonio, Texas area. He’s also the host of the Property Management Mastermind podcast, an army veteran, and one of my mentors. He has an abundance mindset and shares all his secrets.

Brad will share what he would do if he had $10,000 for his business, sharing ideas involving LeadSimple as well as automated free market estimates. We’ll also talk about the lead funnel that Brad uses, as well as how he follows up when leads come in (as well as the role that LeadSimple plays in Brad’s follow-up process).

I hope this conversation will inspire you to keep detailed records! You’ll learn that Brad tracks a whopping number of different lead sources: Google, web leads, owner referrals, agent referrals, all property management, walk-ins, Yelp, BiggerPockets, Facebook, Angie’s List, inside sales team, and others. You’ll also hear how he tracks various aspects of these leads, including paid versus organic. If you think this is overkill, keep in mind that Brad has already added 66 new signed agreements this month so far, so he’s clearly doing something right!

Brad will also share his thoughts on things including RentRange, Facebook versus Google ads (and how to stand out in both), how open leads differ from new leads, whether Brad tries to push people toward in-person or phone appointments, tracking your net promoter score, and much more. Tune in to learn all about these topics and more in this conversation with one of the greats in the property management industry!
