Realtors - Be Better! - Vancouver Real Estate
In this day and age with the current climate of the Vancouver Real Estate Market we all talk about the reality of any Buyer or Seller and their perception of the market & current home values. If they are selling, they are never low enough to meet true market value. If they are buying, they are trying to buy under true market value, as they believe the prices will be cheaper tomorrow. This is all fine until people actually want to Buy or Sell, not just test the market... This is where it comes to the Responsibility of the Realtors, US!
It is our responsibility to inform clients by way of the comparable market + day to day experience & exposure to the current market where true market values are.
We need to be informing our sellers where the current market value for their property currently resides. Not just say ok mr. seller I know you have a price in mind (unrealistic to the market) lets just list at that.
The same thing is taking place with buyers. Even though it’s a buyers market, this of course does not mean buyers can make unjustified offers with no current market value relevance. Just because it’s a buyers market does not mean market values & comparables are all out the window.
