If they are already working with a real estate agent and still find the need to respond to wholesaling marketing message, it means there is a pain.

Where there is a pain, there is opportunity. That's the first thing you need to realize. It means something is there to explore and create solutions for all parties involved.

With an agent in the picture, you need to first check if there is a valid listing contract. If there is none, tell the property to owner to have any MLS listings removed.

If there is a valid listing contract, you need to honor it. Call the agent and ask quality questions. "How long has it been on the market?" "Why is it taking so long to sell?"

Their answers to this question will reveal opportunity sweet spots and then you can make an offer that can become a win win if there is a true motivation to sell the property.If there is no true motivation, there will be all type of obstacles to block the deal.

However, I would learn how to fill my pipeline consistently with motivated sellers (free traffic and free leads) using digital marketing. I would learn how to prequalify the influx of leads with quality questions.

Part of such questions is "Are you presently work with an agent or is the property listed on the MLS?" It's all part of the prequalifcation.
