Today I wa- at a listing appointment with a client and we were talking about the importance of the home inspections. And what could happen during -the home inspections. While the buyers are in their inspection contingency period. We had a pretty good conversation about it.
And as I was driving back to the office and thought what better place to stop and do a little video with some education than right in front of Morris Chapel here at UOP.
So as we were talking about it, I was explaining to him that 86% of the time home inspections do find something wrong. And the things that are found wrong most often are the roof, electrical, windows, branches overhanging the roof, gutters being a problem. The air conditioner not working or functioning properly. Hot water heaters, leaking, or old need to be repaired. Plumbing issues little leaks under the sinks. Fencing fences ready to fall down. And driveways, sidewalks, and entryways cracked and uneven sidewalks, and what have you.
Now some of those things are issues that have to be repaired. Some of those are things that should be repaired. All of them can lead to a lowering of the price of the house. If they were not taken into consideration when pricing the home.
