Penny chats to Richard Brown, aka The Property Voice, residential property investor, business owner and knowledge sharer.
People often ask “how can I find great property deals?”.
That’s not the right question; this is:
“How can I have meaningful conversations with property owners to achieve a win-win outcome?”
Shifting the emphasis from the transaction and a binary negotiation to the conversation, finding multiple solutions and the other person’s needs.
During this episode, Penny and Richard discuss this outline process:
1. Meet the owner…not the agent.
2. Develop rapport…build a bridge on common ground.
3. Ask good questions…then listen.
4. Present alternatives…to narrow the options.
5. Test assumptions…to get confirmation.
6. Present A/B solutions…not a single offer.
7. Maintain the dialogue…it’s a revolving door.
8. Gain commitment…test, then ask for the deal.
9. Follow up…1/3rd of deals fall over; be there if so.
