MANY types of homes are seeing their values stall or even fall throughout Ireland for the first time since the property crash. Even so, in a market where the average price nationwide is today €340,000, most homes have added value, by an average of 5pc since this time last year.
While the early part of 2018 saw values surge by 9pc in Dublin 22, there was some sharp corrections in the second half of the year, leading to an average increase in values over the course of the year standing at about 5pc.

Limerick City's suburbs are seeing the arrival of some good schemes of new homes in many locations for the first time in years, particularly around Castletroy and Monaleen.
IN order to determine your home's value, first look up your particular micro market using the drop-down menu. Dublin is listed in order of its postcodes followed by the markets of north county, south county and west county.
The market for second-hand houses in Dublin 16 is being impacted by the availability of new houses, with second-hand properties showing minimal growth during 2018 and even falling back slightly in the third quarter. Knocklyon was impacted most.
Even without the inclusion of upmarket Clontarf, the postcode of Dublin 3 is one of the most diverse in Dublin. Property values are reasonably comparable between, for instance, East Wall and North Strand, and between Fairview and Marino, but Ballybough is different again, with prices significantly lower there than in other parts of the postcode.…
Kildare North is one of the few locations outside Dublin that has a number of new residential developments on the go. As the capital expands, the market flows out to the north of Kildare, which is fast becoming part of the Greater Dublin area.
House values have risen by an average of 10pc across Limerick over the last 12 months. This differed for various house types, like the two-bed cottage that saw a rise of 17pc and is now at €105,000, or the five-bed detached house which went up by only 5pc, bringing it to €295,000.
Mullingar remains a popular option for employees of Intel in Maynooth and Hewlett Packard Enterprise in Leixlip who are being priced out of Kildare. A 45-minute commute to work seems to be a small price to pay for getting a foot on the property ladder.
Home values in D12 are down 5pc on this time last year, with some types suffering more substantially on price. The postcode has an unusually diverse number of different property types.
Prices for three-bedroom semis are the same as they were a year ago in Clontarf, aside from those in excellent condition. Other property types showed modest increases in value.
Values in Cork city's northern suburbs have grown by 8pc for the third year in a row - but the difference this time is wide variances in those increases from one home type to another.
Ennis's popularity with workers in neighbouring Limerick, Galway and Shannon has meant that there has been a need for new building to keep up with demand.
BREXIT fallout is being felt particularly at the top end of the market in South County Dublin, which has always been a favoured location for British buyers and wealthier Irish relocating back from London.
VALUES are up 5pc in D14 with exemptions to the Central Bank's lending rules seeing a busy market in the first six months of 2018. But even though most sales are agreed within four or six weeks, the time that it is taking to close those sales has been drifting out to four or five months on average.
STEADY and consistent sales are the order of the day in Dublin 5, with a good level of activity and values generally up by around 4pc on last year. Most of the transactions involve good-quality family homes.
Demand is high for new homes in south Kildare, but new developments are few and far between.
First-time buyers have been very active in Cavan in the last 12 months, but their buying habits have changed, according to local agent Declan Woods of Sherry FitzGerald Declan Woods.
VALUES in D6 are up 6pc, a significant jump, but just half of the 12pc recorded the previous year. This cooling is largely because investors are no longer active.
Dublin 24 is still affordable compared to many other Dublin postcodes and prices are up 8pc across different property types as a result. The bulk of this increase in value occurred in the first half of 2018.
The early months of the year saw price gains by as much as 15pc in D13, but by year's end most of that had been shed again. The average gain on last year is 4pc, though some home types have suffered a drop in value overall.
Kerry relies heavily on tourism so the county is feeling the pinch from Brexit in tourism terms and in the holiday home market. Those who may have been considering investing in the county from the UK are now sitting on the fence and waiting to see what the future holds.
The market in Dublin 18 is performing sustainably overall with values increasing by an average of 4pc across what is a large and diverse postcode.
