The real estate market has kind of changed from months and of course a couple years ago it was a sellers’ market and now it's a buyer’s market John Bowley is joining me from building specs pros today here on the program he is an inspector home inspector talk a little bit about what he does and how important it is in any market whether it's a buyers or seller’s market to get your home inspected hey John how are you I'm good Joe how's it going today hey fantastic so things have changed a little bit haven't they we've gone from a seller’s market where the seller was kind of in charge and they said hey here's the price oh by the way we've got five people interested so we're going to raise it by 50,000 and you may not have time for an inspection so act now correct and that's really changed them the market is it was a seller’s market and now the buyer has leveraged by using the home inspector and taking the time out of the day to attend the inspection and walk through the property with the inspector during the inspection it's really good yeah so a lot more time a lot more care tell the audience why is so important for the buyer and a new homeowner to have their home inspected before they sign at closing know what you're buying before you buy it once you walk through the home we're going to take things apart and identify the hidden things other homes have neglect lack of maintenance and then we're going to go into the unforeseen places like a crawl space and turn all the water on crawl underneath and look, look, look, look and come back out and tell you what's really going on with this foundation of the plumbing sewer water lines this morning on how to crash the leak so they were happy I found it so those are the things we need to pay attention to before they weren't given the credit for that before as is now the prices are coming down now it's time to pay attention to your home inspector yes and you can squeeze that seller a bit concessions right so if you find something John you then tell the buyer because that's who hires you it's not the realtor it's not the seller in this case we're working for that buyer in most cases in this process the buyer hires you to inspect you report back to them not the realtor and not the seller unless the seller did hire you ahead of time but in this case it is the buyer you're responsible for them and they should listen to what you say in the report why is it so important they follow that go up because we're the first all stuff to the comes in and we're gonna refer out to other vendors HVAC guys electricians and those guys are the ones that really kind of help us educate each other and trust one another's word be the first person there first company to give that diagnosis like a doctor house doctor so to speak and then we're going to refer it out to that metric and that's you're gonna have not just one person telling you this second person yeah and it's just so important when you're investing 406 hundred thousand $2.1 million whatever it is this is your home you are kind of stuck with it once you buy it and you want to enjoy it and then when you sell it you don't want to have these problems so to get things fixed before you buy correct and make sure you're now insurance no one inspector is working website code is podcast how much experience here everybody thinks oh it's slow the market is slow interest rates are high buyback why your property enjoy you can always refinance I buy units I buy doors I know don't be scared to buy yeah you know today's a good time to buy you don't know what the rates are gonna be tomorrow or the prices and the prices have come down a bit even though interest rates are up it's still may actually be as good or better than it was a year ago depending upon how the deal plays out John Bowley building specs pros he is a home inspector thank you so much for joining me today buddy thank you jim all of john's information is located in the description of this podcast so if you want to give him a call or simply email him contact him by his website it's all here in the description of this podcast.
