According to Realtor. com, Sacramento is #7 of the Top 10 U.S. cities that are gentrifying the fastest in 2017. And while our median home price increase during 2000-2015 has more than doubled (from $127,500 to $255,000) we're only 26.5 percent gentrified. Sacramento is also on Top 10 Lists of most diverse cities. How can we gentrify our city and still keep the neighborhoods diversified in age, race and income? That's the topic of Part 3 of our four-part panel series, "California's Crazy Housing Market," held in Ground Zero of gentrification in Sacramento today - Oak Park. PANELISTS * William Burg, Sacramento historian and author -- his latest book is "Midtown Sacramento: Creative Soul of the City" * Tom Karvonen, co-owner of Oak Park Brewing * Barbara Range, owner and curator of the Brickhouse Art Gallery in Oak Park * Tracy Stigler, president of St. Hope Development Company * Katie Valenzuela Garcia, president of the Oak Park Neighborhood Association, and co-facilitator for the Sacramento Neighborhood Coalition (which is currently working on creating a community land trust) PODCAST TIMEFRAME * 0 to 6 min - Intro to California Groundbreakers * 6 min - Panelists introduce themselves * 16:15 min - The role of former Mayor and (Oak Park native) Kevin Johnson's St. Hope Development in developing and revitalizing Oak Park * 21:30 min - Why Oak Park Brewery decided to open up shop in Oak Park * 23:20 min - Why Brickhouse Galley chose to open in Oak Park * 27:45 min - Why racial discrimination, "redlining" and segregation still exists in Sacramento, and what Oak Park Neighborhood Association is doing about it * 33 min - How gentrification has changed Sacramento through the years, and how Oak Park compares and contrasts to examples of other neighborhoods in the past * 42:15 min - What is St Hope's mission and vision in balancing the "old" and the "new" in Oak Park? * 49:30 - How a "new" business like Oak Park Brewery gets involved in, and gives back to, the neighborhood * 53 min - Artists are often "pioneers" who move into a under-the-radar neighborhood. So do they boost a neighborhood, or just speed up its gentrification? * 1 hr, 5:45 min - How a community land trust works to keep housing affordable in a neighborhood * 1 hr, 14:40 min - What is the City of Sacramento's view of redeveloping/revitalizing underserved neighborhoods? * 1 hr, 20 min - What are the hiring policy and local outreach efforts that local businesses are using? And how do long-term residents benefit from gentrification? * 1 hr, 30: 20 min - How can a land trust connect to money and partners to make it sustainable? * 1 hr, 36:40 min - How to include the local community in revitalizing their own neighborhood * 1 hr, 47: 05 min - The real "good" and "bad" of gentrification in Oak Park * 1 hr, 51:30 - How can residents get a "seat at the table" for discussing the future of their neighborhoods?
