With the recent ‘atmospheric river’ hitting much of Northern California, many homeowners may be concerned about flood risk and landslides. If you just recently purchased your home, you may or may not have known whether or not your property, or more specifically your home itself, would flood. How would you know if this was something that was possible? By California Law, sellers of residential real estate are required to provide the buyer with a Natural Hazard Disclosure (NHD). NHD reports come in all formats, some with more detailed and updated information than others. Ultimately, you should be able to rely on your real estate professional’s knowledge and guidance to help navigate these reports and identify concerns such as flood and landslide risk.
