Dear Real Estate Investor,

As you probably know, there is insurance for the inside of your condo to cover your personal property and the betterments and improvements (like your kitchen cabinets) called H06.

AND there is also the insurance that the Homeowners Association covers called the master insurance policy which covers the "outside" of the condo. but what does it cover exactly?

If your tenant trips and falls, breaks his leg, will the master insurance cover that? What if your tenant had a guest over and they broke their leg on a tripping hazard?

If the master insurance covers the inside of units should you still get your own H06 insurance?

The biggest problem is when there is a claim and the 2 types of insurance will cover different things and you are stuck in the middle following up. Who coordinates that?

Let's say your neighbor upstairs has a water leak that comes through the walls and causes damage to your unit.

Who pays for the fixing and who is authorized and how fast will they pay?

What if the insurance for the H0-6 and your insurance both say "that's not our responsibility"? Or who will cover this? Both say "not us" - what can a homeowner do?

What if they won't pay the the higher grade improvements? How much will they really cover and who decides the amount?

What if your tenant's dog bites a neighbor does the H06 cover that or do you need extra insurance?

I have seen people not able to fix damage for months because of disputes between the insurances and not knowing what they were actually covered for so...
