Multifamily Market Update 2022 - Pat Swanson with Colliers International

We sat down with Pat Swanson of Colliers International here in California. We asked a lot of questions about the multifamily real estate market!

Have you been wondering whether we will finally see a buyers' market in multi-family housing? Have you been waiting on the sidelines to buy an apartment building only see prices keep going up up up?

Is the party finally over for sellers? Are prices finally coming down?

I thought it would be a good time to check in with Pat Swanson VP at Colliers International whose team covers SoCal Multifamily real estate, mainly Orange County and Los Angeles counties.

His team has closed 44 transactions in the last 12 months and he as always, will come with hard data on market trends and where the market is shifting.

With interest rates 1% higher than last summer and cap rates compressing this should be creating softness or even slight price reductions which tends to be a downhill self-fulfilling event, BUT to balance that out the moratorium has been lifted and Additional Dwelling Units (ADU’s) are coming to market there might just be a little more upside before the peak...

Is he seeing a lot of ADU’s in multifamily, is that helping the cash flow and values as we would expect? Is the new state wide rent control affecting values?

Will he agree? Does the Data Agree?
