The main reason is that the couple was intent on pouring an additional $50,000 into the home for improvements, which by itself is not an issue—there’s nothing wrong with wanting to make a house a home. However, since we’re in a hot seller’s market and this property was already priced very high, that additional $50,000 investment would wreck any hopes of selling for a return in the future. If they were to sell in the next few years, they’d have to price their home way out of the market. When you’re buying a house, you need solid advice that transcends the market of the moment. You need somebody who will go to bat for you and speak the truth, even if it’s not what you want to hear. A good investment is one that remains solid two to three years down the road when the market conditions could look completely different.
