Cortney Newmans is the Director of Business Development at Lima One Capital, LLC., the premier lender for real estate investors in the United States. He started his real estate career in 2012 at Lima One and in his first two years, he successfully helped the company gain over 70% market share for hard money loans in the Atlanta, Georgia region. Today, Cortney is responsible for overseeing key business development activities, building relationships with industry partners, and providing senior-level management to business development teams.

Cortney joins us today to discuss how real estate investors can overcome various obstacles when applying for property loans. He explains what a non-recourse loan is and how it works with self-directed IRAs. We also discuss asset-based loans, debt-coverage ratios, and the difference between getting a property loan with Lima One compared to a bank loan.

“Do not sit on the sideline. This is the best time to invest.” - Cortney Newmans

In This Episode of ROI Wealth Watch:

  • The loans Lima One offers to real estate investors, their interest rates, and the minimum credit score required for each.
  • Lima One’s lending programs for completely renovated, turnkey properties.

  • How Lima One calculates the Debt Service Coverage Ratio (DSCR) of a property during the qualification process.
  • The company’s refinance policy on portfolio loans and what they consider when evaluating your portfolio.

  2. Use fix and flip loan programs to minimize your down payment.
