由於升息、打炒房等種種因素影響,高雄的房市交易量迅速下滑,中古屋已有價格鬆動的跡象,但反觀新建案、尤其是預售建案,目前仍未感受到建商有調整價格的打算,反而還緩慢上升中。
這其中最重要的因素,當然是成本考量,高雄市代銷公會理事長謝哲耀表示,過去的2~3年高雄土地、營建成本大幅成長,原本15樓的大樓1坪營建成本12萬元上下就蓋得起來,如今不僅衝上16萬元,甚至超高大樓每坪營建成本已突破20萬元,約22~23萬元,加上土地價格居高不下,建商推案也只能繼續將單價拉高,以回應不斷上揚的成本

從實價登錄資訊來看,去年第四季左營區的預售建案均價已來到39.94萬元,比起第三季的34.47萬元、增加5.47萬元,漲幅15.8%。
而鑫龍騰開發今(14)日動土的福山段新案,2021年時是以每坪200萬元的左營地價新高購入,加上規劃地上32樓的超高住宅,地下採用1樓至地上8樓採SRC構造,一般預期房價也會在4~5字頭之間。鑫龍騰開發總經理黃勁嘉表示,該案將規劃39~59坪的首換產品,屬於市場上較特殊的產品。
