Shawn-many landlords try to evict tenants in 15 days, but its 15 days from end of the month, not just 15 days
-mortgage debt relief act has expired, learn the laws about tax, because they are complex, hire a professional to explain your options
-if the foreclosure or short sale generates income..the income would not be taxable, now with law changes you need to be aware
-"he who represents himself has a fool for a client"...use your time wisely, hire a professional, focus on your core competencies

Donna-eviction requires attention to all laws
-advantages for prop mgt...its hard work to keep up with your property...late phone calls about leaking roof...etc
-self mgt is frowned upon by the hoa...the board wants to be able to communicate and problem solve quickly...be able to get a hold of you at all times of day
-BPM is all about customer service...property mgt requires attention 24/7
-its difficult to manage property because you must monitor all the issues facing the HOA, they may want to raise assoc dues for a project that you don't want(new pool furniture or new landscaping that is overpriced) if your not monitoring every thing they do, you may be overpaying for unnecessary purchases or overpriced services
-laws can change anytime..both condo and apt laws change frequently...you can get into trouble if you are unaware
-if you self manage, the board becomes customer service, better to focus on big issues, let BPM manage the details
