Here is the last Episode for 2017 & It’s all about How To Explode Real Estate Business.

Everyone should hear this. This strategy can apply to many industries not just for real estate. It’s just my way of telling a story and being helpful. It’s not easy keeping all of you happy. I don’t claim to be a real estate expert. However, I do know marketing, and I do know how to grab leads and get people talking. That’s the hardest part of a business in my opinion.

  • Do Facebook Ad To Funnel

So first you need to network where the buyers are. You can start with Facebook ads. Create ads that are attractive and pull people in your world. But don’t put babes in the swimming pool as scenery for the house in your ads. You’ll get shut down if you get crazy with that. If it takes all that to sell the house, good chance it’s been listed for awhile. Or maybe you’d like to have lambos or Bugattis parked outside to dress it up. You don’t have to go that far even though some do. Let your ad be about the house and its natural beauty. Now, If you’re selling a piece of junk, you might need the lamborghini parked out front to make it look better. But that’s the exception. In the ad talk about your newest homes that are listed. Talk about how one home was owned by a millionaire, how another home has the latest camera and drone system put in for the surveillance system. Just make them curious so they’ll give you their contact info such as number, name, and email. That’s crucial. Once they give you that, send them to your google drive page with the videos and text and prices and so on.

  • Create a Google drive page with homes

You do this to keep the greedy programmers away. Why are they high? Because they’re mad that they can’t play warcraft in diapers so now they must punish the rest of us. Really? No just kidding, but most will rip you off just because they speak a language that sounds like aliens. Just be careful. Or, just use Google drive which makes it fast, easy, and free. Put pictures, videos, prices, addresses, etc. information you think is best.

  • Capture emails during the process.

Let your game be about collecting emails and building a list. Every which way. By collect emails and putting them in Mailchimp and start sending that new group an email once a week that includes the best content that you got. Make your subjects amazing and draw them in because you’re competing with every company on the planet. Grab their attention and be a master at writing headlines.

  • Build virtual tours

Virtual reality is coming, and it will boost the real estate industry. People can walk the whole house from their house. This is more futuristic, but I’d experiment with this my friend. Google already is and one day this will be everyday life for us. Start with 360 cameras and practice with those. They start at $85 on Amazon, but the main idea is to offer more than your competition. Your competition still thinks Elvis is alive and that they can use Yellow pages to takeover the world. There’s still hope. I’m joking about Elvis but Yellowpages not so much…

  • Use Go pros & walk each house

Be creative. Get amazing shots with your camera as you walk through, be artistic. Do whatever it takes to catch the eye! Just capture whatever is cool, throw those clips together and add some music. Throw a drone in there, do what it takes. Creativity is key. Now take those videos and use Buffer to share that content with all your platforms. You send all that content to one place and Buffer will share it with all your platforms at once on a schedule. Send that social traffic to a funnel and give them reasons to give you their contact information. Something like, “Want to know where in town these houses are located? Give us your contact info.”

  • Give your honest review of each home

Gain the trust of the atmosphere around you. #1 reason people don’t buy is because of trust. Don’t lie at the camera and tell them that the house is gorgeous & that the landscape is manicured after seeing the Venus flytrap eat one of the kids. That’s just unethical. Give the pros and cons of each home because every house isn’t for everybody. Create a review for each home and tell them who it’s likely for and just be honest. You can’t lie just because you’re selling it for someone else. If there are skeletons in the crawlspace tell them. If there is golf ball holes behind that blanket being hung up on the wall, tell them… Or don’t sell it.

  • Don’t show listings until you got contact information

When you do funnels, never give full details about home until you got their name, number, and email. Hide the address, price, and all the good stuff until you have some contact information. That’s the gold, and that’s what we’re working for. You don’t need the social security number and how many times he/she’s been married. Just those 3 key things. And then when you can contact them and be human. do not hestitate to be helpful.

  • Show off homes on facebook and make them want to learn more

Anytime you find a home that is beyond special show different parts of it .Tell them you have so many homes like this you can show them if they simply opt-in. But just for caution, don’t do shady things like grab a picture of Taylor Swift’s home from Google and tell them you have a house for sale on main street in Mayberry. I don’t think anyone does this, but my point is to be honest about everything. The secret to real estate is finding the value and the special thing of each home. If you can’t do that, don’t represent it. You want people coming to you who trust what you say.

-Your content should be watchable for everyone. Talk about best homes and their features. Like slabs, foam, no college kids, etc.

Once you build up your email list keep sending that group some of your best finds. If a home has a secret room under the stairs talk about it! Tell them things to look for in a house and why. Put your heart into it. Should they buy a slab, a crawlspace, a wood house, brick house, vinyl house? Give them tips. Be creative and make it to where people will keep opening your emails even if they’re not looking for a house! Tell the story of each home and make sure to connect with the viewers.
