“Location is everything so you have to choose the best location for your company.”

01:00

At the beginning of the conversation, Jenny shares her top considerations for businesses searching for the perfect location.

  • Location is everything: It's a cliché for a reason! Finding the right spot is crucial.

  • Workforce and quality of life.

  • Logistics: Access to highways and railways keeps the business moving.

  • Low barriers to market entry.

“Every state has different programs, rules, and regulations. The only constant in this industry is change.”

08:30

Jenny shares that non-retail companies expanding with more than 15 new jobs, capital investment, or additional square footage may qualify for incentives!

Some states and cities are more generous than others. Cities often offer real and personal property tax abatements, tax increment financing, or low-cost/low-interest loans. States might have refundable job creation tax credits, investment tax credits, or even infrastructure grants to help with site preparation costs.

“We're going to see a bunch of suppliers coming in and setting up space in the upcoming years, so if you’re a landowner, get ready!”

28:48

Toward the end of the conversation, Jenny shares what she’s most excited about currently. She sees a positive shift in site selection. Communities are increasingly prioritizing attracting sustainable and environmentally friendly businesses. However, she also raises a concern about potential job losses due to technological innovations.

Finally, Jenny shares one point of clarity with the listeners - Keep an open mind to possibilities.
