Plexes, mostly know as x-plexes are duplexes, tri-plexes and four-plexes. These are multiple living units under the same roof that are considered one title & one building and if buying such type of real estate one mortgage will be required, but each unit and a separate living space, leased to another tenant.

⁠Plexes are “Tricky”⁠

Like SFHs plexes can be found in nice communities and less nice ones, in a good school area or not as nice schools. Historically, plexes maximize living space per available square foot and in many cases offer a smaller specifications such as 1 or 2 bedrooms, 1 or 2 bathrooms in a smaller total square footage. But plexes don’t have to be inferior product and can still fit the “boring” definition of real estate as discussed earlier. And if picked correctly you may be able to find a 3 or 4 bedrooms, 2 or 3 bathrooms in a larger square footage, with a 1 or 2 car garage and even some good size backyard and in a good schools area.
