Real estate investing is known as one of the most stable and risk averse investments you can make. And investing in a DST might be the safest one out there.
BUT... there are some drawbacks to DST's. Especially when you compare them to a syndicate.
Why invest in something that literally caps your returns?? Sure they're guaranteed but typically, a DST only offers something around 4%.
