If you spend some time driving around the downtown cores of the various cities on Vancouver Island, you will start notice to a construction trend appearing. Higher density living has been a part of the Victoria real estate market for a long time, but in the last couple of years, you see the development of low to high rise strata buildings and purpose built rentals flood the real estate markets island wide. Ten years ago, many agents could go months without selling a strata lot unit. Now it's becoming a core of many real estate businesses. In fact, some agents have built their entire business on selling strata. If there's one thing we all know about helping our clients in strata transactions, it is that it requires an extra level of caution due to the seemingly endless documents that are involved in the stratified living. What documents are needed? How do you read them? At what point should you be concerned over contingencies fund reserves? Are all special assessments bad? These are some of the questions we will be asking Ryan Steinquist, Founder of Condo Clear. His company helps Buyers, Sellers and REALTORS alike, work through all of the various documents and helps his clients interpret them and make informed decisions accordingly.
