In this episode, Paul Neal interviews guest Larry Bevilacqua who discusses his goal of achieving passive income through investments and businesses on the podcast. Larry explains how he and his team of realtors have invested in commercial and residential properties, as well as short-term vacation rentals that allow him to generate income without having to put in day-to-day work hours. Larry's favorite investment is in short-term rentals, as it aligns with his passion for travel and the ability to work from anywhere. Initially, Larry purchased properties in places he wanted to travel to, such as Vermont, Charleston, Connecticut, Virginia, and St. Martin. However, he soon realized that the best strategy for generating returns was to invest in properties that have longer vacation seasons and shorter low seasons, regardless of whether or not they were in locations he wanted to visit personally. Larry emphasizes the importance of constantly learning and growing as an entrepreneur, and he applies the lessons he has learned from his experiences in various businesses to his role as a team leader in real estate. Larry believes that a successful entrepreneur is one who thinks like the CEO of their own business, rather than simply a salesperson. He teaches his agents a well-rounded approach that includes marketing, accounting, personal growth, and customer service, among other things. When interviewing potential team members, Larry emphasizes the importance of having a clear set of goals and strategies, and he is careful to select agents who will work well together and be supportive of one another. Although Larry tends to err on the side of giving people too much support and opportunity, he recognizes the importance of hiring slowly and firing quickly in order to avoid unnecessary headaches.
