In this episode, Minh & Deb discuss a very important aspect of building SDA that can have a major impact on the success of the project. That is Timing! Timing delays play a crucial role in the success of ones investment in SDA, and we hope that this episode gives our listeners a better insight in how timing delays do affect success in investing in property within the NDIS.
There are so many factors such as:

  • Finance Approval
  • Contract Signing
  • Land Registration
  • Building Approval
  • Construction Kickoff
  • Construction Completion
  • Lender Stage Payments
  • Supply Chain Issues
  • SDA Certification
  • NDIS Dwelling Enrolment
  • Investor Engagement of SDA Provider
  • Tenant Sourcing
  • SDA Provider Marketing
  • Tenant Funding Approvals

As you can see, there are multiple factors outside the control of each investor with regard to SDA product delivery. Speed to market is key, if in the right location, and the more efficient the process is, the lower the risk of vacancy. This is but one of the ideal outcomes of investing in SDA.
