Best Practices When Pricing a Home:
In this episode, Scott & Renee share their best stuff on how they used to price homes and all of the considerations that would impact that market list price.

  • Location of the home is always #1
  • Square Footage is #2
  • Condition - Which they break down into four categories
  • Functionality - Is it on a cul-de-sac, is it an acreage property, on a Lake
  • Extras - Does it have a view, does it have a pool, does it have a shop and how do these effect price?

Too many agents are struggling with the right ways to price a home and they are giving too much credit (like sellers are) to websites that have auto valuations like Zillow. They also may be giving too much credit to other homes in their neighborhood that recently sold but are nothing like their own home.
