Many people new to real estate think the first step to getting started is to find a rental property. Obviously you can't become an investor until you have a property, right? While this seems very logical they are missing a key ingredient for lasting success. The ingredient I'm talking about is a clearly defined Roadmap for the next 3-5 years of your life.
You may ask what the heck does that have to do with real estate but it is the difference between reaching YOUR dream life or achieving the wrong goals. So many investors brag about doing 100 flips a year or buying 5 houses a month and while that can be exciting and flashy, most of us just need 10-20 homes to replace our income. Then the challenging part hits - what would you do with your time if you didn't have to work a full-time job? Sure, laying on the beach or playing golf sounds great but you'd be surprised at how quickly you get tired of it.
Would you spend more time with your family? Travel the world? Work on hobbies or a passion project? Knowing what you are working towards will give you the fuel you need to keep going when things are tough and ensure that you buy the right type and number of properties so you can live your dream life.
