In this Episode I chat with Chris Long. Chris started his first location of Long Yards in Canada, and has since expanded to the US. Chris’ model with long yards is a unique blend of yard and lot storage geared to both small and large operators and small businesses. Chris gets into his proprietary model that he is franchising and discusses this lucrative niche. Chris started in the trades as a young dad at 20 years old, and continued for over 12 years. Bought his first house in 2012, converted it into a duplex, second house in 2015, did the same thing, then he purchased my fist commercial property in 2017, on Bank Street (Longyards first location). He cut the ribbon to open Longyards October 2019, & leased up the yards and had boats and RV's by the end of the year! He was for the first time exceeding his expenses with cashflow each month. In all started with a dream and a vision, and the will to not give up. Long Yards not just mini storage, they're storage for the big guys, the small businesses, and everyone that needs a yard. In this episode I discuss tracking, and understanding Key Performance Indicators, also Known as KPI’s with Josh Bacon Josh is a master of tracking and understanding data, trends, and reading between the lines to figure out what works and what doesn't. We will be discussing why KPIs are important, what you should be tracking, and if you aren't tracking anything how you can get started. While Josh's main focus is single family real estate, his understanding of tracking his KPI's translates to any real estate business. Favorite Takeaway From The Episode: "Most people don't want to track their KPI's , because this exposes the TRUTH about their business" Josh got into real estate to follow in his uncle's& grandfather's foot steps. Josh has been in real estate since late 2016. It took him 9 months to close his first deal and he has been closing deals deals ever since. Josh operates a lifestyle real estate business closing on average 15-25 transactions per year, while traveling, bike riding, enjoying sports, and tending to his roses and garden. As the laws have become increasingly more unfavorable towards landlords, he turned to self storage in the summer of 2020. Brett walked from his 2 two deals under contract and is currently under contract on a third: a 18,000 sf facility in Texas. He also has two additional deals in his pipeline. We’ll be talking about what helped him shift his focus and what keeps him going when deals don’t go as planned.
